This website relates to a proposed strategic housing development by Ardstone Homes at Kilbelin, Newbridge, Co. Kildare.
The proposed residential development provides for 343 no. residential units on the northeastern side of the R416 (Athgarvan Road).
The proposed residential development comprises 283 no. houses (terraced and semi-detached), 48 no. apartments in 2 no. three storey blocks and 12 no. apartments (maisonettes) accommodated in 3 no. pairs of semi-detached houses.
In addition, the existing derelict Kilbelin House will be renovated and extended (including the removal of later rear extensions) and will be returned to use as a créche of c.545 sq m with associated parking and dedicated outdoor play area.
The project also comprises the provision of a landscaped linear park running around the site adjacent to the Liffey (c.6.9 ha). The latter will incorporate a dedicated pedestrian and cycle path, which will link to the existing Liffey Linear Park path to the north via a new pedestrian / cycle link connecting to the subject site.
Part of a new distributor road (c.250 m) will be constructed and will connect with the existing R416 road at a new upgraded junction. A secondary vehicular access is provided towards the southern boundary off the Athgarvan Road, and a separate dedicated access is provided for the crèche in the general location of the existing access to Kilbelin House.
